Aequo is a vertically-integrated real estate investor and developer of healthcare assets nationwide.


Aequo principals have developed or acquired over 4 million SF of healthcare real estate across the spectrum of medical assets, including behavioral health facilities, MOBs, ambulatory surgery centers, centralized sterilization facilities, and urgent care/emergency departments.

We bring this experience to bear for our tenant and operator partners, enabling them to focus on delivering best-in-class care.

Executive Team

Ben Gray
Managing Partner

Ben is an experienced professional with over 17 years of experience in real estate, private equity and corporate transactions. Prior to forming Aequo, Ben was a Senior Partner at Quartz Lake Capital, a real estate private equity firm investing across the spectrum of real estate sectors, with a focus on co-GP and structured investments. Ben was responsible for portfolio management and capital markets and was a member of the Investment Committee. Ben started his career as a corporate/real estate attorney, making partner at Mayer Brown and subsequently holding general counsel roles at BentallGreenOak and CBRE Global Investors. Ben holds a JD from Loyola University Chicago School of Law and a bachelor's degree in finance from Tulane University.

James Jago
Managing Partner

James is an experienced and versatile investment professional with over 15 years of diverse niche real estate and corporate transactional experience. Prior to forming Aequo Mr. Jago was a partner at Pebb Capital where he directed the firm’s investment activity across a variety of real estate sectors including multifamily, student housing, retail, office, and hospitality. Prior to Pebb, Mr. Jago worked at private equity fund manager, Green Courte Partners, and in the real estate group at Hyatt Hotels Corporation, and has transacted on more than $2.5 billion of investment value over the course of his career.
James holds a bachelor’s degree in finance from Tulane University and is a CFA Charterholder.

Josh Levy
Managing Partner

Josh is the co-founding Principal of Waterstone Properties Group where Josh is actively involved in all facets of Waterstone’s nearly 70 commercial properties. Josh has deep experience fostering partnerships with civic organizations, government officials, brokers, and tenants all to serve the community through Waterstone’s projects, and he maintains close relationships with retail, healthcare and industrial operators, tenants and brokers throughout the U.S.
